SELLING YOUR AMBERGRIS CAYE PROPERTY

If you are thinking about selling your property here on Ambergris Caye you should know that there are several factors that will affect the time it will take to sell your property:

  • current market conditions
  • listing price
  • marketing/exposure

When listing properties it is important to find a balance between selling at the best possible price and time on the market. If you list your property 10% higher than the current market value you could end up holding it for several years which in turn will end up costing you (forgone income) the amount that could have been derived or generated from those funds had you had access to them quickly.

In determining the listing price we will evaluate your property then look at similar properties currently for sale and properties that have been sold (comps). With this information as well as the current market conditions and your level of motivation we can provide you with a listing price range (value pricing).

As a Seller you need to understand that the prime selling time for properties here on Ambergris Caye is during our High tourist season which runs from December through June. In good market conditions with a well priced property you should expect that property to sell during that time as long as it has been on the market for a few months prior to the beginning of the high season. Of course bad economic times, inflated listing prices and a poor showing property will have a negative impact and increase the time on the market.

Marketing and exposure for your property will also play a key roll in time on the market. It is important to make potential buyers aware of each property available for sale. To accomplish this we will provide you with several exposure outlets which include;
